I wouldn't be expecting a dealer to be offering a warranty on a van over 15 years old, they would have to have enough money in the deal to cover anything that breaks (even if everything is spot on when sold).
I have only bought one van and have had it since 2018, no hat check, it did have a 3 month warranty but I wasn't driving back to London unless it was a mega expensive problem.
Any motorhome is going to be a money pit, owners just start buying all sorts of crap they don't need even if they don't need to spend a penny on the van.
Only having electric to heat water, if that's a problem it will depend on how you use the van. You can still have a cold shower, or heat water on the stove top for wash or portable shower. Bearing in mind the majority of van owners won't ever really be off grid for more than an odd night and a lot never at all.
That van linked looked a decent deal to me but you need to visit and do proper checks/inspection
Edit: just to add, I have never had a hab check and how good one is depends totally on who is carrying it out, most aren't worth paying for. If its a new van your warranty may depend on having them done yearly, that's the only time I would maybe consider having one but it aint gonna happen anyway
