Fan wiring 240v

I'm a bit puzzled as to the date 5 year inspections for landlords became mandatory, AFAIK it has been 5 years for some time now, but maybe previously that was also just a recommendation. I know we have been going on 5 years since at least 2016, also between tenancies there is a visual inspection to ensure no damage to fittings and that everything functions, but I do that myself and might not be a legal requirement.
 
I think the details were included in one of my earlier posts - June 2020 if memory serves.
Yes it also makes sense on change of tenant as a duty of care to ensure no damage done.
But don't know whether that's mandatory if not a visual check and push the RCDs I suppose.
 
...I'm going to take a chance and suggest a degree of enthusiasm for periodic domestic inspections as a natural instinct of those who might now or in the past have a financial incentive 😀
A bit like like that post about translating the requirement to have under 10 year old tyres on HGVs and Minibuses into a (false) legal requirement for Motorhomes ;)
 
Indeed - particularly galling with regard to MoT which is supposed to be independent-objective.
Mind you 10 yr old tyres might well have cracks etc that might be used as excuses for failure for someone looking to sell tyres.

A bit off topic but can someone help?
I am trying to install a fan in a bathroom connecting directly to the ceiling rose so that the light and fan operate together.
The fan has Live, Neutral and switched live.
I have connected the live and neutral wires but the fan does not operate.
I am wondering whether I need to join another cable to the live wire and connect to the switched terminal?
Otherwise the fan is faulty.
I would really appreciate a technical response.

Assuming you are asking about a fully 240 volt system ( Ithink you are) then all you need to do is link the live and the switch wire terminals. All this will mean is that the fan will switch on and off with the light. No timer. Not a faulty fan.

Why would I need an inline fuse between the light and the fan?
Would the circuit breaker on the fuse board not suffice?

There doesn’t need to be a fuse but should be a three pole isolating switch if you have live, neutral and switch wire. Regs you know. Oh! I have yet see a switch fuse with three pole switching and two fuses 😳

My tyres were 15 years old. Loads of tread on them as only 24000 miles. Perishing though. Changed the lot. The spare was ok as it is stored out of the sunlight and was perfect.

The timer on the Manrose fan does not last for very long so mine has been deleted :)
